Aspire Follow-up...

Paul Ellis, Managing Director of The Skelwith Group comments:

“With Sainsbury’s signing for the ground floor space and a number of high profile occupiers interested in the offices, we have decided to keep the apartments for corporate lets. ‘Aspire’ will be a self contained vibrant new business community and we expect it to boost the City Centre economy on this key gateway site.”

“The market for good quality corporate let apartments in York is booming and given the fantastic position, and mix of uses, of this development it was an easy decision to keep hold of the apartments rather than selling them individually."

“The Skelwith Group is uniquely positioned to do this as we have a successful track record in furnishing, letting and managing top end luxury apartments through specialist divisions of the Group. After extensive research the rental division of the company, Skelwith Property Management, believe we can achieve up to £550 per week for each flat. “

£100m luxury hotel complex unveiled

York based developer The Skelwith Group has unveiled plans to build the biggest luxury hotel in the North of England.

The five-star Flaxby Country Club will include over 300 rooms, four helipads, three restaurants, luxury spa complex, bars and boutiques, set around a 27 hole golf course – nestling in nearly 300 acres of rolling North Yorkshire countryside.

Planning permission has been granted for the £100 million development and work will start later this year and is set for completion in 2011.
Located between Harrogate and York, The Flaxby Country club will offer unrivalled luxury with individual rooms being sold to investors, offering guaranteed returns for 8 years.

Paul Ellis, Managing Director of The Skelwith Group, comments: “This hotel and spa will be the North of England’s premier destination for business, leisure and all special occasions. It will boost the local and regional economy and be the last word in luxury travel experience. It will offer the facilities, opulence and service of a Park lane hotel, but be set in beautiful Yorkshire Countryside."

“Our investment concept will offer a one off opportunity to invest in five star luxury and be part of something unique and groundbreaking, whilst also financially being an exceptional deal. It’s strategically located, just off the A1 and only 30 minutes drive from Leeds.”

The complex will also feature conference facilities, nature trails throughout the grounds and a floodlit hour driving range.

Joanna Royle, Marketing Director, Yorkshire Tourist Board comments: "This development will be a landmark in Yorkshire's hospitality and leisure industry and will attract more visitors to the region. This kind of quality development is just what we need to ensure the tourist economy continues to thrive and we compete globally in the industry. We are very excited by the project and expect it to attract both businesstravellers and tourists from the UK and abroad."

Andy Tordoff, Head of Rural Renaissance and Tourism for Yorkshire Forward welcomes the Flaxby development: “Competing in an international business arena means we also need to step up to the plate with the highest international standards in our growing leisure and service industries to support this. As a 5* development, the Flaxby looks set to make a valued addition to the Yorkshire and Humber offer."

Returns for the hotel rooms are guaranteed at 7.5% for eight years. Prices for a standard hotel room start at around £90,000. This investment is also available to put into SIPPS to make it tax efficient. The Skelwith Group is setting up a SIPP vehicle for clients to use.

The development will create over 500 jobs at all levels for local people and is expected to boost the local and regional economy.
